ITEM 1. Business We are a real estate investment trust (“REIT”) that commenced operations in 1986. We invest in healthcare and human service related facilities currently including acute care hospitals, behavioral health care hospitals, specialty facilities, free-standing emergency departments, childcare centers and medical/office buildings. As of February 25, 2026, we have seventy-seven real estate investments or commitments in twenty-one states consisting of: •six hospital facilities consisting of three acute care hospitals and three behavioral health care hospitals; •four free-standing emergency departments (“FEDs”); •sixty-one medical/office buildings (“MOBs”), including four owned by unconsolidated limited liability companies (“LLCs”)/limited liability partnerships (“LPs”); •four preschool and childcare centers; •one specialty facility located in Evansville, Indiana, that is currently vacant, and; •vacant land located in Chicago, Illinois.
